Award-Winning Adaptive Reuse Project Offers Final Office Opportunity

March 12, 2024

ATLANTA – Transwestern Real Estate Services (TRS) announces its Atlanta Agency Leasing team has completed a 14,318-square-foot office lease renewal for Mannington Commercial’s flagship design center at Stockyards Atlanta, an award-winning adaptive reuse project at 926-976 Brady Avenue NW in Atlanta. Transwestern’s Zach Wooten and Stephen Clifton provide Agency Leasing services for the five-building, 179,000-square-foot campus on behalf of the owner, Clarion Partners, LLC.

Mannington has been a tenant at Stockyards since 2017, when the 1930s industrial campus was transformed into one of Atlanta's premier creative communities.

“With us since the beginning, we value Mannington’s commitment to our vision for Stockyards, which is to be the most exciting community of innovators, creatives and entertainers in the city,” said Joshua Mandelberger, Asset Management Vice President at Clarion Partners.

Stockyards was purposefully redeveloped to look and feel wholly woven into the fabric of its historic neighborhood with large-format office spaces that have attracted notable brands, such as award-winning advertising agency Fitzco and the Painted Duck, a high-end duckpin bowling alley and game bar.

The recently completed redevelopment of the 926 building offers a final opportunity to office at Stockyards. Encompassing 36,817 square feet on three floors, the building offers a natural vintage aesthetic, flexible floor plates, and exceptional amenities and access points. Additional features include a 1,000-square-foot rooftop terrace for indoor/outdoor connection, protected skyline views, and on-site structured parking.

“Clarion’s exceptional stewardship ensures not only the preservation of the property’s timeless character but the vibrancy of the revitalization to meet and exceed tenant expectations,” said Wooten, a Senior Managing Director at Transwestern.

Positioned at Marietta Street and Brady Avenue, Stockyards offers excellent connectivity with dedicated bike lanes and direct access to Georgia Tech, Midtown and the downtown connector.

Cushman & Wakefield’s Shea Meddin and Christian Taylor represented the tenant in the transaction.
